Details that speed things up

  1. The type of property. A strip plaza, an office building, a warehouse yard, a condo or HOA road, a church lot or a home driveway each come with different traffic and different scheduling limits.
  2. What you are seeing. Potholes, spiderweb cracking, sunken spots near drains, faded gray pavement, worn striping, or water that sits for hours after a storm.
  3. When the surface is in use. Business hours, delivery windows, school pickup times or services on weekends help the contractor plan work that keeps the property open.

Photos that help most

Start with a wide view of the whole lot or drive, taken from a corner or a second-floor window if you have one. Then get close-ups of the worst areas: potholes with something for scale beside them, cracked patches, edges breaking off along the grass, and any spot near a storm drain that has dropped. A picture taken after an afternoon downpour, while water is still standing, tells the contractor more about slope and drainage than almost anything else.
